| Deposit
Policy: |
A
deposit of 50% of the total cost is required to confirm
a reservation. Visa, MasterCard and AMEX are accepted.
The final payment will be taken on the same credit card
as the 50% initial deposit 7 days before the date of
arrival.

| Cancellation
Policy: |
The deposit is refundable
if a notice of cancellation is received at least 21 days
before the date of arrival, less a fee of $50. If the
reservation is cancelled less than 21 days before the
date of arrival, the deposit is non refundable. We will
make every effort to rebook the unit and will refund for
every night that is resold, with the exception of a $50
fee. Please note that there are no reimbursements for
late arrivals, early departures or other services otherwise
missed.
In the case of the Christmas holidays (December 21 to January 3), the cancellation notice period is extended to 6 weeks, after which not refund is applicable.

| Security
Deposit Policy: |
A
security deposit of $500 is required. The deposit will
be taken on the scheduled day of arrival on the same
card you have used to pay for the booking . The deposit
will be returned 48 hours after departure, less any
fees for damages or unpaid long-distance calls. In the
event any damages exceed the $500 deposit, the balance
will be taken from the credit card. All towels and linens
are the property of the unit owner and shall not be
taken out of the premises. Any missing item from the
property will be taken from the security deposit.

| Housekeeping: |
Cleaning service is supplied
after your stay, there is no daily cleaning service. Bed
linens and towels are supplied. For longer stays, full
housekeeping service will be provided every 7 days, which
includes: sheets and towel changes, vacuuming, and garbage
removal. Additional housekeeping service can be provided
at an additional cost. Please ask for details. Daily tidying
of the kitchen is the responsibility of the guest. The
kitchen is equipped with pots, pans, dishware, coffee
maker and appliances including a washer and dryer. After
check out, housekeeping will do the laundry and final
cleaning. Guests may launder their linen during the week
in the washer/dryer. Detergent is to be supplied by the
guest.

| Telephone charges: |
All local calls are free
of charge. Any long distance calls made shall be charged
to the guest plus a 25% administration fee. A calling
card may be used to make long distance calls.

A charge of $10.00 per key
will be taken from the security deposit for keys not returned
upon check-out.

Smoking is not allowed.

Firewood is provided.

Gas for the BBQ is provided.

Please note that we are
not responsible for temporary interruptions of electricity,
